Nominee worked with her Boards, Legal and other experts to realize three settlements with builders totaling over $1M. This year three of Nominee's associations will complete hundreds of thousands of dollars in much-needed repairs. Nominee met the attorneys at her first CAI-MN golf event in 2010 and they began work quickly to beat a six-year warranty mark that was critical to the outcome. A fourth, newer, association with the same defects has avoided the same litigation, because the developer is working with Nominee and the Board in a proactive way. Another of Nominee's associations is the subject of the City of Lakeville's first ever Housing Improvement Area (HIA), and this year will see new siding for its 13 buildings, thanks to a process Nominee started two years ago with the city and with the county's Community Development Agency.

Due to the lawsuits, repairs will be made this spring to the attics of hundreds of units at the three associations, solving chronic ice dam issues that have plagued homeowners with water intrusion and the damage-repair and insurance headaches that follow. The HIA funds will combine with more than $100,000 in reserves of the Lakeville association for capital improvements totaling more than $400,000. The project will put new siding, soffit and fascia on all 52 units, with the loan assessed to homeowners and repaid through their property taxes.

For both achievements, Nominee worked countless hours on top of normal PM duties, organizing and chairing special meetings, scouring years of association records and documents, meeting and following up with legal and other expert resources and enduring some-long hours of depositions.

Nominee deserves recognition for seeing these difficult actions through to completion and to the significant benefit of the homeowners that she serves. The financial impact is transformational for these properties and the life impact is immeasurable.

We are honored to nominate Nominee of Company Companies for a CAI Vision "Financial Impact Award." We were privileged enough to perform work at one of her properties in Bloomington and what impressed us the most about Nominee's management of the project was her ability to conceptualize the project beyond the paint scope and strategically coordinate the carpentry aspect of the project as well. Ultimately resulting in savings for her client in excess of $30,000 over the next 5 years. As is well known in property management circles, stewardship of precious association capital improvement dollars is a vital component of the management piece and Nominee exhibited all the characteristics that constitute an exceptional property manager. Her fierce attention to detail, coupled with her responsiveness and communication with vendors ensured that her association was going to receive the best possible outcome throughout every phase of the improvement project. Not only have her efforts resulted in significant and concrete cost savings, but perhaps more importantly, they further cemented the trust that her client has in her to tirelessly advocate for each and every one of their members, which is the hallmark of any great property manager.
