Nominee joined Community Development October 2012 as a Community Manager. Prior work experience revolved around customer service and client relations. Although working with Associations was very new to Nominee, she jumped right in and began learning the industry and picked up a portfolio of Associations. Nominee has several associations that are dealing with high collection issues and the need for preventative maintenance. Raising Association Dues is not a choice that is made easily by many Boards. Nominee was able to prepare presentations for the Board so that not only did they see the importance of completing necessary work, but to increase the dues, with confidence that they were doing the right thing. Nominee has completed the Request for Proposal and Analysis process, providing the tools to the Board to make the decision of selecting a vendor. Nominee’s ability to pull information from the Documents and to include them as explanation or support of an action is awesome! Nominee was able to handle several Insurance Claims with professionalism. Nominee helped displaced owners get through the claims process with confidence that the Association was handling their claim. Nominee assisted with putting together a Claims Process Checklist to assist new managers with making sure the process was handled correctly and quickly. Nominee ensures that her Boards are updated on the progress of a claim. One Board recently commented that, “We are confident in Nominee’s ability to ensure we are getting handled by professionals on our claim, thank you Nominee for doing a great job”. While attending a recent Board Meeting with Nominee, I was told, politely, “you don’t need to be here, Nominee does a great job”, “Nominee comes with action items completed and prepared for our meeting”. Nominee’s thoroughness recently caught an error in an Insurance renewal. The company placed umbrella coverage that the Board elected not to include. This provided a “savings” to the Board of $850.

What were the measurable benefits from this accomplishment? Examples include large capital improvements, savings to the association, etc. Please include any recognition you received from a board, homeowners, and developers, if applicable.

While attending a recent Board Meeting with Nominee, I was told, politely, “you don’t need to be here, Nominee does a great job”, “Nominee comes with action items completed and prepared for our meeting”. Nominee’s thoroughness recently caught an error in an Insurance renewal. The company placed umbrella coverage that the Board elected not to include. This provided a “savings” to the Board of $850.

Was there anything about the accomplishment(s) that exceeded the normal course of everyday responsibilities/services?

Nominee is “religious” about keeping her boards up to date on a weekly basis – whether just a quick blurb on what took place during the week during her property inspection or “color-colored” action items that need to be addressed by the Board. Nominee thinks out methodically, comes up with options for the board and is on-top of her vendors making sure contract expectations are being met. Recently a board wanted to permit owners to park their personal work vehicles in guest parking, disregarding the rule for one situation but not for the other. Nominee clearly laid out the requirements as written in the documents and explained applying the rule differently for work vehicles would be against the documents and unadvisable. Nominee did this tactfully, knowing that one of the board members was wanting this in place for his own benefit. Having two properties in Wisconsin, Nominee has put together a process for making sure that all correspondence from the State of Wisconsin is getting to the Board efficiently and their registration is done in a timely manner.

For a Community Manager new to the field, Nominee is exceeding expectations. Her Board’s are very happy to work with Nominee – she will continue to grow and is eager to begin CAI Classes and move on to a CMCA designation. I would go as far to say “Nominee is a Rock Star Manager”!

Nominee is a true asset to our organizationand the Board of Directors that he works with. Board Members find Mr. Nominee to not only be extremely knowledgeable in the construction field, but also very approachable and gets the job done with professionalism and quality results. Mr. Nominee is currently putting together a program for an Association that has less than adequate reserves for all new siding and roofs that will be an affordable option to the owners; this has taken hours of time to obtain this goal while also calming the concerned owners via email, on the phone and at meetings. Nominee's presence and humble confidence are rare; he is a true professional and without a doubt the best rookie I have had the pleasure of working with.

The measurable benefits from Nominee's overall accomplishments extend from internal customer service within the Company organization to the board room tables he sits at working with his Board's. With the extensive construction background the Nominee brings to our clients, he is able to point out preventative maintenance items well in advance to best prepare for their repair or replacement, in turn saving $1000's of dollars to our Association's. In addition to the monetory savings this gives to Association's it also builds loyalty and trust which a value cannot be tied to. Mr. Nominee's clients are so pleased with his services that upper Management at Company are frequently called just to let us know how lucky they are to have him on their team; we agree!

Was there anything about the accomplishment(s) that exceeded the normal course of everyday responsibilities/services?

Yes, thinking outside of the box is something that Mr. Nominee does frequently offering and opportunity for Board's to brain storm about different options, and not just look at things in black and white. As we all know, this industry is nothing even close to black and white. This type of thought process is beneficial because fresh approaches can offer huge savings to Association's and a preception that in many circumstances they may be another way of approaching a situation to get the best results. Taking risks and putting your neck out there is risky, but Nominee is not afraid to share the "big picture" approach with his clients or his co-workers.

During my time in this industry I have had the opportunity or meeting and working with brilliant people. Nominee stands out to me as a team player who will do what is necessary for Company and his clients. You will never hear him say, "that's not my job", rather "hand it over, we'll figure this out". No matter the day, time or amount of unread emails we can count on Nominee and are extremly blessed to have him on the Company Team.

I am very pleased to nominate Nominee for the CAI Rookie of Year Award. Nominee entered the management industry just over nine months ago with no idea of what she was getting herself into as most of her professional background had been in interior design.

What were the measurable benefits from this accomplishment? Examples include large capital improvements, savings to the association, etc. Please include any recognition you received from a board, homeowners, and developers, if applicable.

She is bright, energetic, compassionate and genuinely cares about her community members. She is determined and hardworking and never hesitated when faced with three associations transitioning to homeowner control in her first 90 days on the job; we all know when an association transitions the amount of time needed for the association snowballs. Nominee chose to maintain a positive attitude and use the association transitions as learning opportunities for herself and teaching opportunities with her Boards and homeowners. She showed her ability to work under pressure and work through stressful situations when faced with angry homeowners on the inevitable assessment increases.

Was there anything about the accomplishment(s) that exceeded the normal course of everyday responsibilities/services?

Nominee has repeatedly been thanked by her Boards for her professionalism when faced with highly charged situations as well as her understanding and compassion toward frustrated homeowners.
