The work she did in the roofing project helped to minimize the ice dams the association was having with the previous roofs.

Was there anything about the accomplishment(s) that exceeded the normal course of everyday responsibilities/services?

Special projects such as roofing always take a lot of hand holding and coordination. This project especially since many of the owners are either retired or work from home. Thus making this project more challenging.

Why does this individual deserve recognition? Please include any additional considerations.

Her polite and courteous nature in dealing with the clients through these projects has made the homeowners feel more at ease with their decision to re-roof.

Describe the accomplishment(s) related to the award category and include the activities that lead up to the accomplishment(s). Please include the actual and measurable results achieved.

There are so many it is hard to know where to start. 1. Our association was put on risk insurance, due to previous carriers not accepting damages from claims, creating an annual cost to each owner of over $1,380.00. Nominee continued meeting and talking with insurance agents and brokers until a new policy was found lowering each owner's annual cost to just over $680.00 . 2. Nominee spent the better part of two years in dealing with private adjusters and attorneys that lost the battle because of causation on a claim with a past insurance carrier. After pulling full settlement rights in Federal Settlement Court, Nominee not just won the damages but also all the associations legal fees from the insurance company. Bringing in $157,000.00 that would have been lost to our association. 3. Nominee is currently working with the MN State DNR, Hydrologists, Engineers, Designers, the County and City on the drainage issue along Baker Road and the affects they have on our homes and property. This was not a task directed or even thought of by any member here or the board. Nominee started this project and has won the battle. Company road will be rebuilt as well as the drainage and terrain in our association after the engineers and designers present the plans to the County and the county designates the funds for this rebuild. We do understand this can take four years, but it sure gives us hope. I cannot even put a dollar value on this. It all started when Nominee talked to an Engineer and received plans costing our Association $800,000.00 . It will now be completed at the cost of Hennepin County and the MN DNR water shed. 4. Another large task is the 8-6-2013 storm peril to our association. Our Association is 44 years old with a very diverse and mostly lower income demographic. The master policy initially submitted the claim at $176,000.00. Nominee reviewed the one sheet of information submitted by the Master Policies third party adjusting company announcing this has not adjusted the claim in full. The claim is not final at this time, however the last written submission from the third party adjuster had a number over $4,000,000.000.

What were the measurable benefits from this accomplishment? Examples include large capital improvements, savings to the association, etc. Please include any recognition you received from a board, homeowners, and developers, if applicable.

The benefits to our entire association are 1. 680.00 to each of the 124 owners annually. Total $84,320.00. 2. The Federal Court settlement brought in $157,000 of unexpected funds. 3. How do you put a number on the DNR and County work to take place. For starters it is over $800,000.00 in correction to our association. 4. Most important is the 8-6-2013 claim that will not only get the association roofs, but all other elements including siding, all the metals, gutters, sofits, fascia, lighting, screens, A/C's and so much more.

Was there anything about the accomplishment(s) that exceeded the normal course of everyday responsibilities/services?

Day to day work as a property manager cannot be easy dealing with each individual owner. Nominee will give all the time each individual owner needs, as well as each association. Then to take on special tasks and not announcing the success until that success has been met.

Why does this individual deserve recognition? Please include any additional considerations.

Anyone that puts as much energy and time into making every association owners life better deserves to be recognized. Nominee has put in many hours creating an owned community we can all be proud of. Additionally doing everything to save us money on expenses not created by our association. Who thinks of going to the DNR for help.....Need I say more.
