Paul Lawson Recognized with National Manager of Excellence Award

Paul Lawson, CMCA, AMS, Property Manager with FirstService Residential, has received a Manager of Excellence award from Reserve Advisors. Reserve Advisors, which has a regional office in Shoreview, established the award in 2009 to recognize leaders in community association management.


Lawson has been with FirstService Residential for 14 years and currently manages a number of townhome associations. Prior to joining FirstService, he was a plant and engineering manager for four decades.


“Working with Paul, it’s apparent his number one focus is on his communities and what’s best for them,” says Keary Wass, an engineer with Reserve Advisors. “He’s knowledgeable about the industry, has a great understanding of contractor practices and pricing and effectively manages his communities.” 

As a Manager of Excellence, Lawson has a number of keys to success.


  • Know Your Properties – To thoroughly understand his communities, Lawson conducts a detailed inspection of the property, reviews all past and current documentation and contacts each vendor to secure background on the projects they’ve handled.
  • Establish Contractor Relationships – Lawson believes direct communication is the best way to establish productive relationships. “With my vendor partners, I let them know that I expect them to fulfill their contract obligations, stand by their warranty and perform timely work. I also expect good but not unrealistic estimates. Once you have open communication, everything works better.”
  • Organization Drives Responsiveness – In order to respond to board members and homeowners in a timely manner, Lawson ensures he’s organized. Excel spreadsheets, a detailed calendar and electronic records allow him to quickly access information and deliver answers. Lawson also gives his cell phone number to all board members, takes calls 24/7 and aims to provide same-day responses.
  • Pursue Industry Certifications – The CMCA and AMS certifications advanced my understanding of my leadership role and responsibilities with my associations. Knowing the current laws, rules and regulations is also critically important.
